Position InformationLocation: Hotel DistilSummary:Functions as the Strategic Business Leader of the hotel's Engineering department. Position has overall responsibility for building, plant maintenance and protection, grounds landscaping and maintenance, guest and associate satisfaction, as well as the financial performance of the department. Position oversees the development and implementation of departmental strategies and ensures implementation of the brand service strategy and brand initiatives. The position ensures engineering operations meets the brand's target, customer needs, ensures associate satisfaction and maximizes the financial performance of the department. As an executive committee member, develops and implements hotel-wide strategies that deliver products and services to meet or exceed the needs and expectations of the brand's target customer and property associates. Ensures long term asset protection and effectively manages capital expenditures to maximize the return on investment to the owner and White Lodging.Responsibilities:Know the White Lodging Way for Engineering, housekeeping, and food service operationsEnsure the hotel's maintenance and upkeep standards meet WL, Brand, and Guest standardsProactively follow specific departmental procedures in performing repair, maintenance, alteration, and installation work in a safe and neat mannerComply with the latest insurance, local county, state, and federal government codes, laws, and requirementsDetermine defects, troubleshoot malfunctions, take necessary corrective action, and record same following specific departmental proceduresHave knowledge of property, staff, and services with hours of operationCarry out all reasonable requests by managementInitiate training of new department associates on equipment and the daily functions of the hotelDelegate or coordinate shift staff dutiesResponsible for identifying and scheduling repairs of all mechanical failures to include repair of appliances, HVAC, electrical or plumbing; follow through on procedures on equipment maintenance where applicable as directed by managementPossess the ability to read and use blueprints, diagrams, operations manuals, and manufacturer's specificationsResponsible for operating various hand and power tools in a safe mannerFollow safe working practices and conditions within your departmentFunction as a member of the emergency organization team become an expert on life safety systemBe aware of fire, safety, and protection equipment/hazardsResponsible for completion of preventive maintenance programs on rooms and equipmentResponsible for maintaining key inventories and procedures in coordination with risk managementMaintain positive public relations and a pleasant attitude with all guests and associatesEnsure all potential safety hazards are corrected in a timely fashionDelegate, supervise, and participate in all preventive and general maintenance programs by:Maintaining a room's maintenance strategyMaintaining tracking data check sheet and logsPlanning and scheduling preventive maintenancePlanning and scheduling corrective maintenancePlanning and scheduling project workRegular inspectionsDirectly responsible for the following:Coordination of the operation and maintenance of all interior and exterior structural fixtures and mechanical equipment to coincide with Marriott standardsCoordination and supervision of all contracted projectsIn the formulation and completion of capital expenditure projectsControlling operating costsPreparing annual budgetsEnsure all guests' complaints are handled with extreme courtesy and promptnessEnsure work assignments are completed with no reworkEnsure work assignments are completed with no supervisionFollow up is a must and pertinent information should be passed on consistently in pass down logs and on white boardsMaintain a clean and organized work area, and return tools to their proper placeEnsure department training, self-development, and running the department to its fullest potentialSurface issues of concern to General ManagerWork and communicate well with other departmentsAssume the responsibilities of the General Manager in his/her absence as part of the property MOD programAct as a technical liaison to all other departmentsEnsure service requests are follow up on and completed as described in White Lodging WayReview and evaluate utility reports with input on energy conservationEnsure an adequate supply of spare parts in inventoryCoordinate preventative maintenance system according to SOP'sFire alarm / life safety system - to monitor and perform test systems as necessary, to be fully informed of the system operation and to handle emergencies involving the systemsHave a working knowledge of fire sprinkler and emergency power systemsEnergy conservation - to observe energy and utilities usage in the resort and on the groundsLook for ways to conserve energy and report any ideas to the Engineering ManagementEmergencies - be available for any emergencies and act in an engineering capacity to protect our guests and associates, and preserve the building and its systems during the emergencyAct as quickly and responsibly as possible to return the building to its normal operating statusInform Engineering Management of any such emergencies RDOE, VPRecords - read, log, track, and interpret readings from meters, gauges, and other measuring units; maintain a thorough log of each day's activities and problems that occur and ensure this information is passed on to other shiftsComplete PMworks tasking and reportingMaintain the White Lodging Way calendar for success and communicate such and submits copy to RDOERespond to work orders and requests and documents all work in the defect logParticipate in a weekly property walk through and completes identified deficiencies within an appropriate timeComplete weekly ENG/General Manager accountability review; submit copy to RDOEFollow up and communicate on outstanding issuesImplement White Lodging Way for EngineeringTrain, motivate, and develop property staff in the White Lodging Way of operating hotelsCommunicate effectively with customers, co-workers, and supervisorsRemain flexible and responsive to scheduling needsCommunicate regularly as needed with Regional Director of EngineeringCommunicate timely, clearly, and effectively to all stakeholders
